Understanding Property Alerts
Explaining the different types of property alerts, and what you should do when you receive one.

Different types of property alert
When you set up a property alert, you'll receive email notifications following certain activity on the property, or properties, you are monitoring.
Search alerts
These occur when someone is preparing:
- to transfer or sell the property
- a mortgage
- a new lease, or extending an existing lease
Application alerts
These occur following a:
- name change
- change of address
- property transfer
- mortgage application or closure
- lease update
- restriction applied
- correction of the register
Closure alerts
These occur when:
- lease terms are changed or extended
- a new lease title replaces an old one
- a lease expires
6-month summary alerts
You'll receive a summary of any activity recorded against the properties you're monitoring every 6 months.
Added alerts
These occur when you add a new property alert to your account.
Deleted alerts
These occur when you delete a property alert from your account.
Password reset alerts
These occur when you change the password of your property alert account.
What to do when you receive a property alert
Whenever you receive a property alert, consider if you're aware of any activity concerning the property, for example if the property was recently bought, or remortgaged.
There are different actions to consider, depending on the alert you receive.
Search alert actions
If you are unaware of the property being bought or sold, being remortgaged, or the property's lease being extended, you can:
- contact the solicitor or lender named in the alert
- order official copies of the search documents (OC2)
- contact us if you do not recognise the details in the alert
Application alert actions
If you are unaware of any of the listed applications occurring for the property, you can:
- directly contact the applicant named in the alert
- order official copies of the application documents (OC2)
- contact us if you do not recognise the details in the alert
Closure alert actions
If you're unaware of any changes to the lease of the property you're monitoring, you can:
- contact your solicitor
- order a copy of the lease to see the new title (OC2)
- contact us if you're still unsure
6-month summary alerts
If you didn't recognise any of the activity in your 6-month summary, check your junk email folder as you should have received an alert at the time.
If you still don't recognise the alert, follow the previously listed instructions relating to that activity, either search, application or closure.
Added alerts
If you added a property to your account and there is activity on the property that you do not recognise, follow the previously listed instructions relating to that activity, either search, application or closure.
Password reset alerts
If you did not ask to reset your password, it is likely someone with a similar email address to yours has misspelt their details. However, as a precaution you should:
- change your password immediately
- contact us if you cannot access your account anymore
